Interior designers and architects in Banashankari.

Banashankari was laid out by the BDA in stages. The older ones now hold houses that are forty and fifty years old. Many are being pulled down or rebuilt into something taller. We are an architect-led studio that designs those homes and the interiors inside them. Our studio is in Basavanagudi, about ten minutes away.

What we design in Banashankari

Old BDA plots, built again.

Banashankari runs from the 1st Stage near Basavanagudi out to the 6th Stage past the Ring Road. The 2nd and 3rd Stage blocks are the oldest. The plot grid is regular, mostly 30x40 and 40x60 BDA sites. Most of the housing stock is single-storey or G+1 houses from the 1970s and 1980s. That vintage is now at the point where a family either renovates it properly or rebuilds it.

  • ARebuilds on an old BDA site. A forty-year-old house on a 30x40 site rarely suits a family of today. We design the replacement: a G+2 that holds parking, light and a plan that works, inside the current setback rules.
  • BRenovations that keep the structure. Not every old house needs to go. Where the frame is sound, we rework the plan, the services and the joinery instead. That is often the cheaper and faster route.
  • CFull-home interiors. We take a home from layout to finished room. One studio holds the design intent, so it does not get lost between a dozen separate vendors.

One local thing we plan for

The high ground.

Banashankari sits on some of the higher ground in South Bangalore. That is a real advantage, and most people never think about it. The low-lying belts nearer the lakes spend a share of their budget on plinth levels, drainage and heavy waterproofing. Here that pressure is lighter. It means more of the budget can go into what you actually live with. Ceiling height, daylight, a stair that works, and storage that is built in rather than bought later. We still check where your plot sits in the local contour, because the stages are not uniform. The other planning input is the road. The temple side and Kathriguppe Main Road carry real traffic. We set entry and parking to suit the street rather than fight it.

Questions

Working in Banashankari.

Do you rebuild old houses in Banashankari? +

Yes. Much of the housing in the older stages dates from the 1970s and 1980s. A lot of it is now at the point of replacement. We design the new house on the old plot, within current setback and height rules, and we take it through sanction.

Which stages of Banashankari do you work in? +

All of them. The 1st and 2nd Stage blocks sit closest to us and are the oldest. The 3rd Stage runs toward Kathriguppe, and the newer stretches reach past the Outer Ring Road. Plot sizes and bye-laws shift as you move out, and we plan for that.

Should I renovate or rebuild? +

It depends on what the frame can carry. We assess the structure first and tell you plainly. Where the building is sound, renovating is usually faster and cheaper. Where it is not, rebuilding gives you a better house for the money.

Can you design a G+2 on a 30x40 site? +

Yes. That is the standard form on this plot grid. We plan the stair, the parking and the light so the house feels open rather than stacked. A rental floor is possible too, if the family wants the income.

How involved is the Principal Architect? +

Directly. Ar. Pooja Kothari reviews the design at each stage. On an old plot, the constraints are real and the judgement calls matter. That judgement is what you are paying for.

How far is your studio from Banashankari? +

Our studio is in Basavanagudi, which adjoins Banashankari. It is about ten minutes away. We can be on site quickly, and we run routine design reviews over video so a decision never waits on traffic.
