A 30-year-old house is a different job.
Homes built through the 1980s, 1990s and 2000s across Jayanagar, Malleshwaram, Basavanagudi and the older BDA layouts were built well, but for a different era of living and a lighter electrical load. A good renovation respects the bones and quietly modernises everything you cannot see.

- BServices from another era. Aluminium wiring, single-point circuits and old GI plumbing get replaced, not patched around.

Many families renovating an older home want to correct vastu at the same time. We do that when you ask, and we are straight about which corrections are worth the cost in an existing structure and which are not. If vastu is not your priority, we design to sun, wind and how you live instead.
- APractical corrections. Entrance, kitchen and bedroom positions reworked where the structure allows it.
- BHonest trade-offs. We tell you when a correction means moving a wet stack or a beam, so you decide with the real cost in view.

Do you renovate old independent houses as well as flats? +
Yes. We renovate independent houses from the 1980s to the 2000s, older family bungalows and ageing apartments. The starting point is always a condition assessment, because a 30-year-old house and a 12-year-old flat need very different work beneath the surface.
How do you know whether a wall can be removed? +
We start with a structural assessment. In older Bangalore homes many walls are load-bearing rather than partition, so before any layout change we identify what carries load and, where needed, involve a structural engineer to design a beam or column so the change is safe and sanctioned.
Does a renovation include rewiring and plumbing? +
Usually yes, and it is often the most important part. Homes from that era were wired and plumbed for a lighter load, so we plan for concealed rewiring to current safety norms, new plumbing lines, waterproofing of wet areas and updated points for the way you actually live now.
Can you make vastu corrections during a renovation? +
When you ask for it. We make vastu corrections on demand, such as reworking an entrance, kitchen or bedroom position where it is practical, and we are honest about the ones that would cost more than they are worth. If vastu is not a priority for you, we design to light and air instead.
Can you renovate our family home while it is occupied or while we are abroad? +
Yes to both. We phase the work so a family can stay in part of the home, or we run the whole renovation remotely with weekly photo and video reports for owners living abroad. Renovating a parents home from another country is a brief we handle regularly.
