A Why this, not turnkey
Whose side is the person checking the work on?
A turnkey builder designs and builds under one roof. That sounds simple until you notice that the same party writing the specification is also the one deciding where to save money on it. Architect-led construction separates those roles on purpose. We design and audit, an independent contractor builds, and the person checking the concrete is not the person who poured it.
- ANo conflict of interest. Our fee is for design and oversight, not the material bill, so we have no reason to look the other way.
- BTransparent money. You contract and pay the contractor directly. We make the scope and the quotes legible so you know what you are paying for.
- CThe design survives the build. Detailing gets checked on site, so what was drawn is what gets built, down to the finishes.

Are you a contractor or a construction company? +
No. We are an architect-led design studio. We design your home, then tender the build to vetted contractors and supervise their work on your behalf. We sit on your side of the table, which means our judgement is not tied to who is holding the trowel.
How is architect-led construction different from a turnkey builder? +
A turnkey builder designs and builds under one roof, so the same party that sets the specification also decides where to cut it. With architect-led oversight, the studio designs and audits quality while an independent contractor builds, so someone whose interest is the design, not the margin, is checking every stage.
Who selects and pays the contractor? +
You appoint and pay the contractor directly. We help you tender the work to two or three vetted contractors, compare their quotes on a like-for-like scope, and recommend, but the contract and the payments are between you and them. That keeps the money transparent and the responsibility clear.
What does stage-wise supervision actually involve? +
We visit at the stages that matter, foundation, structure, brickwork, services, waterproofing and finishes, check the work against the drawings and specification, and sign off before the next stage or a stage payment is released. You get a written record so nothing is buried.
Do you handle BBMP plan sanction and setbacks? +
Yes. We prepare the sanction drawings and work to BBMP or BDA setbacks and FAR as part of the design stage. Approvals depend on your documents and current municipal rules, so timelines vary, and we tell you what your plot allows before you commit.
Can you oversee the construction while I live abroad? +
Yes. This is exactly why architect-led oversight suits NRI owners. We supervise on the ground and send weekly photo and video reports, tie sign-offs to stage payments, and keep one channel for approvals, so you are not depending on a contractor to grade their own work.
