Designing for the site
A Bangalore plot has its own rules before the bylaw does.
A 30x40 in a BDA layout, a 40x60 corner site and an independent plot on a red-soil slope are three different design problems. We start from the site, not a template.
- ASetbacks and FAR first. We fix the buildable envelope for your plot and zone before we design, so the house that excites you on screen is the same house that gets sanctioned.
- BSun, wind and rain. Bangalore's climate is kind if you design for it. We orient rooms, size openings and plan shade so the house stays cool through the long mild season and sheds the monsoon cleanly.
- CSoil and structure. Local soil and slope drive the foundation. We coordinate the structural design to the site rather than over-building to a guess.

Do you design independent houses or only interiors? +
We design independent houses from the ground up, on BDA and BBMP sites across Bangalore. That covers the design, the sanction drawings, structural and services coordination and site supervision, alongside the interiors when you want one studio for both.
Will you handle BBMP plan sanction and setbacks? +
Yes. We prepare the sanction drawing set to the applicable setbacks, floor area ratio and height rules for your plot and zone, and coordinate the submission. Rules change, so we confirm the current bylaw for your site before we design to it.
What plot sizes do you work with? +
Everything from a 30x40 BDA site to larger 40x60 and 60x40 plots and independent villa plots. Narrow sites need careful work on light, ventilation and stair placement, which is exactly where an architect earns their fee.
Are you a contractor or a construction company? +
No. We are architects. We design your home, prepare the drawings a builder can price and build from, help you tender to vetted contractors and supervise the site stage by stage. We are on your side of the table, not the contractor's.
Can you design a vastu-compliant house? +
Yes, when you want it. We design vastu-compliant when it matters to you and sun-and-wind-first when it does not, and we are honest about where the two agree and where a sensible compromise serves the home better.
Can NRIs build a Bangalore house through you from abroad? +
Yes. Much of the process runs remotely over video, with drawings and approvals shared digitally and stage-wise site reports. Some steps need a family member or power of attorney on the ground, which we map out with you up front.
