A grid built for good light.
HSR Layout, off Hosur Road toward Sarjapur, was planned by the BDA from the late 1980s onward and organised into Sectors 1 to 7. Wide roads, regular rectangular plots, generous setbacks. That grammar makes it one of the easier parts of Bangalore to design well in, because cross-ventilation and daylight are there for the taking if the plan is right.
- ADuplex rebuilds. Taking a 2000s independent house on a 30x40 or 40x60 plot and rebuilding it into a duplex, frequently with a rental unit, inside current BBMP setbacks and floor-area limits.
- BFounder full-home interiors. HSR is thick with startup founders and tech professionals furnishing a first house they own. We do the whole home in one hand so it reads as one design.
- CTerrace gardens. The flat BDA-plot roofs are made for it. We design the terrace as real outdoor room, planted and shaded, with waterproofing and structure planned for the load.

HSR's generous plot setbacks are its best feature. On a 30x40 or 40x60 with clear space on the sides, we can bring daylight and a through breeze into rooms that would sit dark and sealed on a tighter site, which is what makes a Bangalore home comfortable without leaning on the air conditioning. The counterweight is water. The low-lying sectors near Agara lake take real monsoon runoff, so we detail plinth levels, thresholds and terrace drainage for it rather than after it. Get those two things right, the light and the water, and the rest of the design has room to be ambitious.

Yes. HSR has a large base of founders and tech professionals furnishing a first house they own. We do the full home in one hand, space planning, joinery, lighting and finishes, so it reads as one design rather than a set of separate purchases.
Can you design a terrace garden on a BDA-plot house? +
Yes. The flat roofs on HSR's BDA plots suit terrace gardens and solar. We design the terrace as usable space with planting, shade and waterproofing detailed properly, and we plan the structure to carry it.
Which sectors of HSR do you work in? +
All of them. HSR runs from Sector 1 to Sector 7, and the plot grammar is similar across sectors, so we work anywhere from the Agara lake edge to the 27th Main stretch. We plan each project to the specific plot rather than to a template.
How far is your studio from HSR Layout? +
Our studio is in Bangalore and HSR is a short drive across the south of the city. We schedule site visits accordingly, and run most reviews over video so you are not held up by traffic for every decision.
