Interior designers and architects in Koramangala.

Koramangala is some of the most expensive residential land in Bangalore, on some of its tightest plots. That combination rewards design and punishes waste. We are an architect-led studio that handles premium rebuilds, mixed-use homes and compact luxury here, pulling light and calm into sites that are hemmed in on every side.

What we design in Koramangala

High value, tight footprint.

Koramangala is an older upmarket BDA layout from the 1980s, organised into Blocks 1 to 8. Its original bungalows sat on 60x40 and 80x50 plots, and those plots are now among the most valuable in the city. That is the whole design brief in one line: the land is precious, the footprint is small, and the neighbours are close. Everything we do here answers to that.

  • APremium rebuilds. Replacing tired 1980s bungalows with high-specification homes where the finish level matches the land value, facade and interiors designed as one piece.
  • BMixed-use plots. Around 80 Feet Road and the block frontages, owners often keep a ground-floor cafe, office or studio under the residence. We plan the two uses to coexist without one leaking into the other.
  • CCompact luxury. On a small footprint we make every square foot work, with built-in joinery, considered lighting and materials that let a modest area feel generous.

What you get

Design that earns its plot.

  • Premium rebuild design

Facade and interiors in one hand, finish to match the site.

  • Mixed-use planning

Home over commercial, with separate access and privacy.

  • Vertical daylighting

Courtyards and light wells for centre-of-plan light.

  • Noise and privacy buffering

Detailing that keeps busy roads out of the home.

One local thing we plan for

Light on a plot with no sides.

The hard constraint in Koramangala is that plots usually abut their neighbours on both sides, so the easy source of daylight, a side window, opens onto a wall. If you do not plan for that, the middle of the house goes dark and the rooms turn on their lights at noon. So we bring light in from above and from within: a courtyard cut into the plan, a light well over the stair, a double-height volume that lets the upper floor borrow from the sky. On top of that, Koramangala's main roads are loud and busy, so we buffer the home against traffic noise and hold privacy at the street edge. Get the section right and a compact Koramangala home feels open, not boxed in.

Questions

Working in Koramangala.

Do you design premium rebuilds in Koramangala? +

Yes. Much of Koramangala's original 1980s bungalow stock is being rebuilt into high-specification homes. On land this valuable, the finish level is expected to match, and we design the rebuild and the interiors together so the quality holds from facade to joinery.

Can you design a mixed-use plot with a home over a commercial floor? +

Yes. Koramangala has strong commercial pressure on its main roads, and many owners keep a ground-floor cafe, office or studio under their residence. We design the two uses to coexist, with separate access, sound buffering and privacy for the home above.

How do you handle daylight on tight Koramangala plots? +

By bringing light in vertically. Koramangala plots often abut buildings on both sides, so we use courtyards, light wells and double-height volumes to pull daylight into the centre of the home rather than relying on side windows that face a neighbour's wall.

Is compact luxury actually possible on a small plot? +

Yes, and it is where good design earns its keep. On a compact footprint we plan every square foot, use built-in joinery, considered lighting and high-quality materials, and let a small home feel generous rather than crowded.

Does the Principal Architect work on Koramangala projects directly? +

Yes. Ar. Pooja Kothari reviews the design at each stage. On high-value, tight, noisy sites the trade-offs are constant, and having a founder's judgement on those calls is what you are paying for.
