JP Nagar is a belt of duplexes and independent houses laid out phase by phase from the 1980s onward. Many of them are now twenty and thirty years old and due for a serious rework. We are an architect-led studio that renovates those homes and designs the interiors inside them, across the phases from Sarakki to Kanakapura Road.

What we design in JP Nagar

Older houses, brought up to date.

JP Nagar was built out by the BDA in numbered phases, from the older 2nd and 3rd Phase blocks near Sarakki Lake and the Mini Forest to the newer 7th and 8th Phase stretches running toward Kanakapura Road and the Green Line Metro. The plot grid is regular, mostly 30x40 and 40x60 sites, and the housing stock is dominated by duplexes and independent houses from the 1990s and 2000s. That vintage is the raw material for most projects here. We have delivered interiors in this belt, including a three-bedroom home in JP Nagar.

  • A90s and 2000s renovations. We take a duplex or independent house from the boom years, when the plan was often dark and cellular, and open it up: better light, a stair that works, services replaced, and joinery that fits how the family actually lives now.
  • BDuplexes on 30x40 and 40x60 sites. The duplex is the native form on the JP Nagar grid. We plan the stair, the double-height and the setbacks so a narrow plot still reads as open, and we can hold a rental floor where the family wants the income.
  • CFull-home interiors. From the entrance to the kitchen to the bedrooms, one studio from layout to finished room, so the design intent holds rather than getting lost between a dozen vendors.

One local thing we plan for

The water table.

Parts of JP Nagar sit in the catchment of Sarakki and Puttenahalli lakes, and the low-lying pockets know it every monsoon. On those plots, plinth level, drainage and waterproofing are design decisions, not finishing details you deal with later. We check where the plot sits in the local contour, set the plinth and the drainage to suit, and detail the waterproofing at the terrace, the sunken areas and the compound so the house stays dry through the season. It is unglamorous work, and it is the difference between a renovation that holds and one that seeps two years in. The Metro and Ring Road access on the newer phases is the other planning input, and we handle entry and parking so the house works with the road it sits on.

Yes. A large part of our JP Nagar work is reworking duplexes and independent houses built in the 1990s and early 2000s across the phases. That usually means opening up dark central plans, replacing dated joinery and services, and bringing the house up to how the family lives now, without necessarily rebuilding from scratch.
