Jayanagar is one of Asia's largest planned layouts, built out from the late 1940s through the 1970s into blocks of wide, tree-lined avenues. Its housing stock is large old family homes on 60x40, 80x60 and bigger corner plots, many held by the same family across generations. That changes the brief. People here are rarely starting from an empty plot; they are reworking a home full of memory, structure and habit.

Vastu is a genuine requirement for many Jayanagar families, more than in most parts of Bangalore, and we treat it as a real design input rather than a checkbox. The honest part of the job is that vastu and good daylight sometimes pull in different directions: the prescribed corner for a room is not always the one the sun favours. Our approach is to plan to vastu where the family wants it, be clear about where a rule and the light collide, and find the resolution that keeps both the intent and a home that actually works. On the structural side, these are solid load-bearing houses with older roof systems, so we assess the building before we add a floor or move a wall, and we phase the work so the family can stay in the home where that is possible.
