Family homes, brought forward.
Padmanabhanagar sits between Basavanagudi and Kathriguppe, with Girinagar and Chikkalasandra on either side. The plots are mostly 30x40 and 40x60. The houses are independent, low, and usually from the 1980s and 1990s. Many are still owned by the family that built them. That changes the brief. The question is rarely how to start again. It is how to make the house hold a bigger family, and a different way of living.

Living in the house while we work.
In this part of Bangalore, the family usually owns the house outright and has nowhere else to go. Moving out for a year is not an option, and paying rent on top of the build is not either. So the sequence matters as much as the design. We plan the work in phases. One floor or one wing is finished and handed back before the next is opened up. Water, a working bathroom and a usable kitchen stay available throughout. Dust barriers go up properly rather than as an afterthought. This is slower on paper than emptying the house and starting. It is also the only version many families can actually live with. We say at the start which parts can be phased and which cannot, so nobody discovers it halfway.

Often yes. We plan the work in phases so one part is finished and handed back before the next is opened. Water, a bathroom and a usable kitchen stay available. We tell you at the start which stages genuinely need the house empty.
Can you add a floor to our existing house? +
Usually, if the structure allows it. We assess the foundation and the frame first, and tell you plainly what it can carry. Where it can, adding a floor is far cheaper than moving.
Do you work on houses that are still in the family? +
Yes, and most of our brief in this belt is exactly that. The house has history and the family wants to keep it. We rework what does not suit the way you live now, and leave alone what does.
What size plots do you work on here? +
Mostly the 30x40 and 40x60 sites this area is laid out on. The plot grid is regular. What varies is what was built on it, and how much of that is worth keeping.
How involved is the Principal Architect? +
Directly. Ar. Pooja Kothari reviews the design at each stage. On an older house, deciding what to keep and what to change is the real work. That judgement is what you are paying for.
