Interior designers and architects in Rajajinagar.

Rajajinagar is one of the older planned parts of Bangalore, laid out in blocks and built out decades ago. The houses are solid, the streets are narrow, and the families have usually been there a long time. We are an architect-led studio that reworks and rebuilds these homes. We understand what it takes to build on a street this established.

What we design in Rajajinagar

Block houses, brought up to date.

Rajajinagar runs in numbered blocks across West Bangalore, from Navrang and the Green Line Metro out toward the Ring Road. It was laid out well before the city sprawled, so the grid is tight and the streets are narrow. Most of the housing is from the 1960s and 1970s, on 30x40 plots. Those houses were built well, and they were built for a different life. That gap is the work.

  • ARebuilds on an old block plot. Where the house has run its course, we design the replacement. A G+2 within current setbacks, planned for parking, light and a family that has grown.
  • BRenovations that keep good structure. Houses from this period were often built better than what replaced them. Where the frame is sound, we rework the plan and services instead of starting again.
  • CFull-home interiors. From the entrance through to the bedrooms, taken from layout to finished room by one studio.

One local thing we plan for

Getting materials down the street.

The streets in the older blocks were drawn for a city with far fewer cars. They are narrow, they are parked on both sides, and a concrete mixer cannot always reach the gate. This is not a detail. It changes how a build is sequenced, how much it costs and how long it takes. We plan for it at design stage. That means checking the actual approach to your plot. We decide where material can be staged. We work out whether scaffolding has to stand within your own boundary. Shared compound walls are the other thing. Many of these plots share a wall with the neighbour. A rebuild has to deal with that honestly and early, before it becomes a dispute. We would rather have that conversation on paper than on site.

Questions

Working in Rajajinagar.

Are the narrow streets a problem for building? +

They are a real constraint, so we plan for them. We check the approach to your plot. We decide where material can be staged. We work out whether scaffolding must stand inside your own boundary.

Should I rebuild or renovate an old block house? +

It depends on the frame. Houses from the 1960s and 1970s were often built better than what replaced them. We assess the structure first and say plainly whether it is worth keeping.

What about a shared compound wall? +

We deal with it early and openly. Many plots here share a wall with the neighbour. A rebuild has to address that on paper, before it turns into a dispute on site.

Can you design a G+2 on a 30x40 plot here? +

Yes. That is the standard plot in the older blocks. We plan the stair, the parking and the daylight so the house feels open rather than simply stacked.

How involved is the Principal Architect? +

Directly. Ar. Pooja Kothari reviews the design at each stage. On an old plot with tight access, the early judgement calls decide how the whole project runs.

Is your studio far from Rajajinagar? +

Our studio is in Basavanagudi, in South Bangalore, so Rajajinagar is a run across the city. We plan site visits for the stages that need them, and we run routine design reviews over video.

Rebuilding in Rajajinagar?

Book a video consultation with the Principal Architect. Bring the house and the street, and we will plan around both.
