Interior designers and architects in BTM Layout.

BTM Layout is dense, central and built hard. A lot of what stands here was put up to rent, and it shows in the plans. We are an architect-led studio that works on these sites, whether you live in the house, let most of it, or both. Our studio is in Basavanagudi, west of you.

What we design in BTM Layout

Tight sites, worked properly.

BTM Layout is laid out in 1st and 2nd Stage, between Madiwala lake and the Outer Ring Road. It is one of the denser parts of South Bangalore. Plots are mostly 30x40, roads are narrow, and buildings sit close on both sides. Much of the stock was built as rental housing, so plans were driven by unit count rather than by light. That is the thing worth fixing.

  • ARental floors that are actually lettable. Most owners here let at least one floor. We plan the separate entry, the services and the sound so a tenant floor works without taking over the house.
  • BLight on a site with neighbours on both sides. When both side walls are built against, daylight has to come from the front, the back or the top. We plan for that from the start rather than discover it.
  • CApartment interiors. Plenty of the stock here is flats. We plan builder units for storage and daylight, and take them to finished rooms.

What you get

A building that earns and still works.

  • Rental yield planned in

Separate entry, metering and services, designed not patched.

  • Setbacks and sanction drawings

Planned to current BBMP rules, ready to submit.

  • Parking that fits the street

Entry set to suit a narrow road, not fight it.

  • Founder review at each stage

Ar. Pooja Kothari signs off before drawings move.

One local thing we plan for

The building next door.

On most plots here you are built against on both sides. That single fact drives more of the design than anything else. Daylight cannot come from the flanks, so it has to come from the front, the rear, a courtyard or the roof. Ventilation has the same problem. So does privacy, because your neighbour's window may look straight into your stairwell. We survey what is actually standing on both sides before we plan, rather than working from the plot drawing alone. Then we place the openings, the stair and any light well to suit the real condition. We also plan for the build itself. Material access on these streets is genuinely hard, and scaffolding usually has to go up within your own boundary. Knowing that at design stage avoids an expensive argument later.

Questions

Working in BTM Layout.

Can you plan a rental floor? +

Yes, and most owners here want one. We plan the separate entry, the metering and the services. A tenant floor then works properly, without taking over the house you live in.

How do you get light onto a site built against on both sides? +

From the front, the rear, a courtyard or the roof. We survey what is actually standing next door before planning. Then we place openings, the stair and any light well to suit the real condition.

Do you do apartment interiors here? +

Yes. A lot of the stock in BTM is flats. We plan a builder unit properly for storage and daylight, then take it through to finished rooms.

Is construction access a problem on these streets? +

Often, yes. The roads are narrow and material movement is slow. We plan for scaffolding within your own boundary and for staged deliveries, so it is priced and sequenced rather than discovered.

How involved is the Principal Architect? +

Directly. Ar. Pooja Kothari reviews the design at each stage. On a tight site the constraints are unforgiving, and that judgement is exactly what you are paying for.

How far is your studio from BTM Layout? +

Our studio is in Basavanagudi, west of you across South Bangalore. We can be on site quickly, and we run routine design reviews over video so a decision never waits on traffic.
