The 1970s bungalows on its 60x40 sites are coming down and going up again as contemporary homes, and the good ones keep the tree canopy that makes the neighbourhood worth living in. We are an architect-led studio that designs those rebuilds and the interiors inside them.

On old plots, careful new homes.
Indiranagar was laid out by the BDA in the 1970s for defence and public-sector allottees, so its bones are regular: numbered stages, 60x40 and 50x80 plots, corner sites on Defence Colony and HAL 2nd Stage. Two generations on, the original single-storey bungalows are the raw material. Almost every project here is a rebuild or a deep renovation, not a fresh purchase.
- ABungalow rebuilds on 60x40s. We take a tired 1970s or 1980s house and design a contemporary independent home in its place, working current BBMP setbacks and floor-area limits, often with a rental floor above or a studio below.
- BRooftop living. On inner-stage plots off 12th Main and CMH Road, the terrace is the best open space you have. We design it as a real room: shaded, planted, detailed for the monsoon and screened from neighbours.
- CBoutique conversions. The 100 Feet Road and 12th Main frontage has always mixed homes with shops and studios. Where the plot allows it, we design a residence over a ground-floor commercial or work space.

Indiranagar's rain-trees and gulmohars are older than most of its houses, and they are the reason the streets stay cool and walkable. It is easy to clear a plot flat and build to the line. It is harder, and better, to keep the mature trees and shape the house around them. We site the footprint, the setbacks and the terrace so the canopy survives, because that shade is worth more to the finished home than the extra floor area you would have taken. The narrow internal roads and tight parking are the other constraint, and we plan access and entry so the build works with the street rather than fighting it.

Do you rebuild old bungalows in Indiranagar? +
Yes. Much of our Indiranagar work is taking a 1970s or 1980s single-storey bungalow, usually on a 60x40 site, and rebuilding it into a contemporary independent home within current BBMP setbacks and floor-area limits, often with a rental floor or a ground-level studio.
Can you design around the mature trees on my plot? +
Yes, and we prefer to. Indiranagar has a dense rain-tree and gulmohar canopy that residents value. We plan the footprint, setbacks and terrace around protected trees rather than against them, so the design keeps the shade and the street character.
Do you do rooftop terraces and entertaining spaces? +
Often. On Indiranagar plots the roof is valuable ground. We design usable rooftop terraces for outdoor living and entertaining, detailed for the monsoon and for privacy from neighbouring builds.
Can you convert a ground floor to a studio or boutique use? +
Yes, where the plot and bye-laws allow it. Indiranagar has a long history of mixed use along 100 Feet Road and 12th Main. We can design a residence over a ground-floor studio, office or boutique space, planned so the two uses do not clash.
