This guide walks the whole path, from plot due diligence to handover, and is honest about what can be run remotely and what needs someone you trust on the ground.

Remote, yes. Absent, no.
You can direct an entire build from another country. You cannot do it with nobody on your side in India. The workable model is an architect running the project remotely for you, plus one trusted local person for the handful of moments that need a physical signature or presence.
- AWhat runs remotely. Design and drawings, BBMP sanction coordination, contractor shortlisting and tender, stage supervision by report, quality audits and payment sign-offs.
- BWhat needs a person on the ground. Registration signatures, bank and khata formalities, and occasional site access. A registered power of attorney to a parent or sibling covers most of this.
- CWhat we never take custody of. Your money. Construction funds move from your NRE or NRO account on your approval, released against verified stages, never handed to us to hold.

Money and paperwork
How stage payments protect you at distance.
The single biggest fear NRIs raise is paying for work that is never done, or done badly, while they are eight thousand kilometres away. Stage payments are the answer, and they only work if someone independent verifies each stage before you release funds.
- APay against milestones, not promises. A written stage schedule ties each release to a completed, verified phase of work.
- BIndependent verification. We measure and photograph the stage and confirm it matches the drawing before you approve a payment.
- CA written approval log. Every decision and sign-off is recorded, so there is never a dispute about what was agreed from abroad.
Bank accounts, tax on the property and remittance limits are your CA's territory. We work alongside whoever you already trust for those.

Can I build a house in Bangalore while living abroad? +
Yes. Design, drawings, BBMP plan sanction coordination, contractor tendering and stage-wise supervision can all be run remotely over video and a shared report log. What still needs a person on the ground is a power of attorney holder or trusted family member for registration signatures, bank formalities and occasional site presence. We design the project so those touchpoints are few and scheduled in advance.
Do I need a power of attorney to build from abroad? +
For most NRIs a registered power of attorney given to a parent, sibling or trusted person in India makes signatures, khata and sanction filings, and contractor payments far smoother. It is not strictly required for design work, but it removes the need for you to fly in for routine paperwork. Confirm the exact wording and stamp duty with your lawyer, since POA rules and attestation for documents executed abroad have specific steps.
How are payments handled when I am not in India? +
Construction is released in stages tied to verified progress, not upfront. We help you structure a stage schedule (foundation, structure, brickwork, services, finishes, handover) so money moves only after each milestone is photographed, measured and signed off. Payments to contractors are made by you or your POA holder from an NRE or NRO account. We do not take custody of your construction funds.
How do I know the work is actually being built correctly? +
You get a weekly report with dated photos and video, plus stage-completion checks before any payment is released. The Principal Architect reviews the drawings the contractor is building from, and we run quality audits at foundation, slab and finishing stages. You approve each stage in a written log, so there is a record of what was agreed and when.
How long does it take to build a house in Bangalore? +
Design and drawings typically run over a few months of back-and-forth, BBMP plan sanction adds its own timeline, and construction of an independent house usually spans several months to over a year depending on size, finishes and site conditions. We give you a stage-wise programme at the start and update it in the weekly report so you always know where the project stands.
Can an NRI buy land in Bangalore to build on? +
An NRI or person of Indian origin can generally buy residential and commercial property in India, but not agricultural land, plantation or farmhouse property. Title, khata (A khata preferred), encumbrance history and approvals must be checked before you buy. This is a legal and tax matter, so confirm your specific position with your CA and a property lawyer before any purchase.
