A Gated villas
Customising a builder villa, within the rules.
A villa in a Sobha, Prestige or Brigade community arrives as a fixed shell with a controlled facade and a handover date. That is not a limit on good design, it is a brief. The first thing we do is read the actual constraints so we design something that will get built and pass the association.
- ARead the bye-laws first. Most communities allow full interior freedom and restrict exterior colour, elevation and boundary changes. We map what is open before we draw.
- BWork the handover spec. We take the builder finish schedule and decide what to keep, upgrade or replace, so budget goes where it shows.
- CNon-structural layout gains. Repurposing the utility, merging a bath, opening a kitchen. Real spatial change without touching structure or common walls.
B Independent villas
A villa designed from the land up.
On your own plot, whether a 40x60 in a BDA layout or a larger site near Sarjapur Road, Whitefield or the Devanahalli airport corridor, we design the whole villa. That means orientation to Bangalore's sun and wind, a plan that suits how your family lives, and drawings a contractor can build to.
- ASite and climate first. Where the villa opens, where it closes, how it stays cool through a Bangalore summer without leaning on air conditioning.
- BCourtyard and light. A courtyard, a double-height or a stepped section can bring air and daylight deep into a compact plot.
- CSanction and site. BBMP or BDA sanction drawings, setbacks and FAR handled, then stage-wise supervision as it comes up.

Can you customise a builder villa in a gated community? +
Yes. Most gated villas allow full interior freedom and limited exterior changes. We read your association bye-laws and the builder handover specification first, then design everything possible inside those limits, from joinery and finishes to internal layout changes that do not touch the structure or the common facade.
What is the difference between a gated villa and an independent villa project? +
A gated-community villa comes with a fixed shell, a facade the association controls and a handover date, so our work is interiors and permitted alterations. An independent villa on your own plot is designed from the ground up, which means architecture, sanction drawings, structure and interiors are all ours to shape.
Do you design modern villas or traditional Indian styles? +
Both, and often a considered blend. We work in a contemporary Indian language that reads as modern but carries courtyards, jaali, verandahs and local stone or timber where they earn their place. The brief and the site decide the balance, not a house style we impose.
Can you handle a villa project while I am abroad? +
Yes. A large share of Bangalore villa owners are NRIs. We run the project over video with 3D walkthroughs before any spend, weekly photo and video reports from site, and a single channel for approvals. See our For NRIs pages for how the remote process works.
Do you follow vastu for villas? +
When you ask for it. We design vastu-compliant when it matters to you and sun-and-wind-first when it does not. Either way the plan has to work, so we resolve conflicts openly rather than forcing an awkward layout to satisfy a rule.
