Sadashivanagar sits north of the city centre around Sankey Tank. It is next to Malleswaram and the Bangalore Palace grounds. It was laid out as Palace Orchards. It remains one of the city's most established addresses. Generous plots, high walls, deep gardens and bungalows here were built for industrialists, professionals and public figures. The stock is old and the plots are large. So the work here is rarely a new purchase. It is a considered rebuild or a deep reworking of a house the family already owns.

Two things make a Sadashivanagar home what it is: privacy and old trees. Both are easy to lose in a rebuild and hard to get back. The privacy is not just a high wall. It is a plan that turns the living spaces inward, to courtyards and gardens. It also controls every line of sight from the road and the neighbours. And it folds security and staff movement into the design. It does this rather than bolting them on afterwards. The trees are the other half. The heritage canopy near Sankey Tank is part of what the plot is worth. It is tempting to clear a site flat and build to the line. We would rather site the footprint, the setbacks and the garden around the mature trees. That way the new house inherits shade and maturity that no new plot can offer. Get privacy and the canopy right. The home feels settled from the day it is finished. Discretion runs through all of it: we do not publish a client's house without their permission.

Yes. Much of Sadashivanagar is large old bungalows from the Palace Orchards era. A good share of our work here is rebuilding or deeply reworking one of these. We turn it into a contemporary house on the same generous plot. This stays within current BBMP setbacks and floor-area rules. We do this without losing the mature garden and trees that make the address.
Can you work to a full-privacy brief? +
That is the norm here. Sadashivanagar homes are private by design, set back behind walls and planting. We plan the house so the living spaces face inward, to courtyards and gardens rather than the street. We also control every sightline from outside, and handle the project discreetly. We do not publish a client's home without their explicit permission.
Do you keep the mature trees on the plot? +
Wherever we can, and here it is central to the value. Sadashivanagar's heritage tree canopy near Sankey Tank is part of what the plot is worth. We site the footprint, the setbacks and the pool or garden around the mature trees. We do this rather than clearing them. That way the new house keeps the shade and the maturity that a new plot never has.
How do you handle discretion and security on a project here? +
With care. We keep the brief, the drawings and the identity confidential. We coordinate site access to suit the household. And we design security and staff movement into the plan from the start. Our studio is in Basavanagudi, in South Bangalore. Sadashivanagar is a run north across the centre of the city. We plan site visits around the hour, rather than promising a fixed drive time. We also run routine design reviews over video, so a decision never waits on traffic.
