What we design in Sadashivanagar

Sadashivanagar sits north of the city centre around Sankey Tank, next to Malleswaram and the Bangalore Palace grounds. It was laid out as Palace Orchards, and it remains one of the city's most established addresses: generous plots, high walls, deep gardens and bungalows built for industrialists, professionals and public figures. The stock is old and the plots are large, so the work here is rarely a new purchase. It is a considered rebuild or a deep reworking of a house the family already owns.

Two things make a Sadashivanagar home what it is: privacy and old trees. Both are easy to lose in a rebuild and hard to get back. The privacy is not just a high wall. It is a plan that turns the living spaces inward to courtyards and gardens, controls every line of sight from the road and the neighbours, and folds security and staff movement into the design rather than bolting them on afterwards. The trees are the other half. The heritage canopy near Sankey Tank is part of what the plot is worth, and it is tempting to clear a site flat and build to the line. We would rather site the footprint, the setbacks and the garden around the mature trees so the new house inherits shade and maturity that no new plot can offer. Get privacy and the canopy right and the home feels settled from the day it is finished. Discretion runs through all of it: we do not publish a client's house without their permission.

Yes.
