Sarjapur Road is one of Bangalore's newest residential corridors, running southeast from the Outer Ring Road at Bellandur through Kaikondrahalli, Kasavanahalli and Doddakannelli toward Dommasandra and Sarjapur town. There is very little old stock here. Almost everything is new: gated villa communities, plotted developments where families build their own homes, and apartments serving the tech workforce. We have delivered interiors in this belt, including a three-bedroom residence in Sarjapura.

The lakes and the water.
Sarjapur Road runs past a string of lakes, Kaikondrahalli, Kasavanahalli and Haralur among them, and the corridor has learned the hard way that water finds the low ground in a heavy monsoon. On a new plot or a new villa, this is a design input from day one. We check where the site sits relative to the lake catchment and the storm-water drains, set the plinth level and the drainage accordingly, and detail waterproofing and rainwater management so the home does not become a bathtub in September. The red-soil ground and the pace of new construction on all sides make this more, not less, important. Get it right at design stage and it never becomes your problem.

Carefully. This corridor sits near Kaikondrahalli, Kasavanahalli and Haralur lakes, and the low pockets flood in a hard monsoon. We check where the plot sits relative to the catchment and the storm drains, and set plinth, drainage and waterproofing to suit before anything is built.
