There is rarely an old one to work around. We are an architect-led studio that does exactly that. Our studio is in Basavanagudi, down the same road.

New houses, on plots that still have room.
Uttarahalli runs south-west along Uttarahalli Main Road, through Subramanyapura and Chikkalasandra, out toward Turahalli forest. The layouts are mixed. Some are BDA, many are private, and the plot sizes are less uniform than the older BDA grids closer in. You will find 30x40 sites next to 40x60 and larger. Most of the work here is new construction rather than renovation, which means the design is open from the first line.
- ANew houses from the plot up. A clear site is the best brief an architect can get. We settle orientation, daylight and how you move through the house before anything is fixed.
- BLarger plots, properly used. A bigger site is easy to waste. We place the built mass so the open ground left over is usable, rather than a strip of setback nobody walks on.
- CFull-home interiors. The interior is designed alongside the building, not bolted on afterwards. That is how storage and services end up where you need them.

One local thing we plan for
The khata, before anything else.
This belt has a mix of BDA layouts, private layouts and converted revenue land. That mix matters more here than almost anywhere else in the city. A plot on B khata cannot be sanctioned the same way as one on A khata. Some parcels sit under BBMP. Others sat under a panchayat until recently. The rules that apply are not always the ones the seller described. We check what your plot actually is before we draw anything. That means confirming the khata, the conversion order and which authority sanctions the plan. It is unglamorous, and it is the single most common reason a house in this belt stalls after the foundation. We would rather find the problem in week one than in month six. Water is the other planning input. Supply here is not uniform, so borewell, storage and pumping are designed in rather than assumed.

Do you check the khata before designing? +
Yes, always, and here it matters more than most places. A plot on B khata cannot be sanctioned the same way as one on A khata. We confirm the khata, the conversion order and the sanctioning authority before drawings begin.
Is Uttarahalli mostly new construction? +
Largely, yes. Unlike the older BDA belts closer in, much of this area is still being built out. Most of our work here would be a new house on a clear plot rather than a renovation.
Do you work on larger plots? +
Yes. Plot sizes here are less uniform than the older grids, and larger sites are still available. A bigger plot is easy to waste, so we place the building to leave open ground you will actually use.
Is water supply a problem here? +
It is not uniform across the belt, so we plan for it. Borewell, storage capacity and pumping are designed in from the start rather than added once the house is up.
How involved is the Principal Architect? +
Directly. Ar. Pooja Kothari reviews the design at each stage. On a new build the early decisions set everything that follows, so that review matters most at the start.
How far is your studio from Uttarahalli? +
Our studio is in Basavanagudi, along the same southern corridor. We can be on site for the stages that need it. We run routine design reviews over video, so a decision never waits on traffic.
