Balcony to study room: how to convert a Bangalore apartment balcony properly
Most Bangalore flats of the last two decades come with an awkward balcony. It is too small to sit in and too big to waste. Many of them have become the office. Whether that works is decided by three things, and none of them is the desk. The first is which way the balcony faces. The second is what happens to it in the monsoon. The third is what your association permits. This guide takes those in order, then gets to the layouts.

A work desk built into an apartment bedroom, not a balcony
Before the furniture
Three things that decide whether this works
- AWhich way it faces. A west or south-west balcony takes the low afternoon sun. In Bangalore that is the heat that makes a room unusable. The midday sun people worry about is not the problem. A desk in that opening is uncomfortable from about two o'clock until the light goes. No curtain fixes glare on a screen without also killing the view. North and east balconies are the easy ones. They give steady daylight, little heat, and a desk that can face outward. If you have a west balcony, the shading is part of the design. It is not an accessory bought afterwards. Our page on climate-responsive homes in Bangalore sets out how we handle the west face.
- BWater. A balcony slab is built to get wet. It is laid to a fall so water runs to a drain. Its waterproofing membrane is designed to stop at the door threshold. And Bangalore's monsoon arrives sideways, not straight down. A study is built to stay dry. It needs no fall, a level floor, and room for timber, electronics and paper. Bridging those two conditions is the real engineering of this job. It is where most conversions fail, a year or two later rather than on day one.
- CThe rules. Enclosing a balcony changes what the sanctioned plan says the flat is. In most gated communities it also changes a facade the association controls. Some builders' bye-laws permit a sliding-glass enclosure to a set detail. Some permit nothing. An enclosed balcony may later be read as built-up area, not balcony. That matters at resale and in the paperwork. Read your sanctioned plan and your association's written rules first, then design. We work within those rules, not around them.
The first decision
Enclose, half-enclose or leave it open
This choice comes before the layout. It changes the floor, the ceiling, the electrical and the cost of everything after it. There are three honest options, and each gives something up.
- Open, with a shaded desk
An awning or a pergola over a weatherproof desk and chair. Nothing valuable is left outside, and everything is wiped down after rain. You keep the balcony as a balcony, and you keep the air. You give up using it in heavy monsoon. You also give up leaving a machine out there.
- Half-enclosed with sliding glass
Sliding panels with a fixed light above. They open to a real gap in good weather and close in the rain. This is the answer most Bangalore associations permit. Most families end up happy with it. You give up some of the outdoor feeling. And you take on a glazing detail that has to be done well.
- Fully enclosed as a room
The balcony becomes interior, with the floor built up and levelled. The threshold is removed or rebuilt and the glazing is sealed. You add a fan or an air-conditioning plan, and a proper lighting layer. Do this only where the rules allow it. You gain a room and you give up a balcony for good. Be sure the flat can spare it.
Layouts
Three layouts, by balcony width
Width decides the layout more than length does. The sizes below are general design guidance for planning. Measure your own balcony from the finished wall face before you commit to anything.
Under roughly a metre
Around three feet, and it stays a corridor. You want a shallow wall-hung shelf desk and a stool that tucks fully under it. Storage goes above eye line, so the walkway is never blocked. Treat it as a standing or short-session desk, not an eight-hour office.
Roughly one to one and a half metres
Four to five feet, which is where most Bangalore two and three BHK balconies sit. You get a proper desk of about 600 mm depth against the short wall. The chair clears the door swing when it is pushed back. There is room for one tall shelf. This is a real workspace. It is the layout most of this guide is written for.
Over one and a half metres, or L-shaped
Six feet and up, or a balcony that turns a corner. You can have a desk and a reading chair, or two workstations facing different walls. At this size, stop thinking of it as a balcony with furniture in it. Plan it as a small room. Give it its own light and its own way through.
Detailing
What makes it a room rather than a balcony with a table
Some conversions still work in their third monsoon, and others are abandoned. Everything below is what separates the two. None of it shows in a photograph, which is why the listicles skip it.
- Floor
You can build up and level to the interior floor, which needs the drainage rethought. Or you can accept the step down. Make it a real change of level, not a trip hazard. Do not simply tile over the existing fall.
- Threshold and door
The old sliding door is now in the middle of a room. It is usually the wrong object in the wrong place. Decide early whether it stays as a divider or goes. The third option is to replace it with something that reads as an internal opening.
- Glazing
Sliding panels give you an opening. Fixed panels give a cleaner seal and better acoustics. Most balconies want a mix of the two. On a west face, add a film or a tint and plan a blind. An insect mesh matters more than people expect on an upper floor.
- Power and data
Take a fresh circuit from inside the flat. Do not extend the old balcony light point. Sockets go above desk height, where a spill or a splash cannot reach them. Never put one in what used to be the wet zone.
- Light
Put a task light at the desk. Add a warm general light above it. The ceiling here is usually lower than the rest of the flat. The view out is often the neighbour's wall. One overhead fitting on its own will make the space feel like a service area.
- Weight
A balcony is a cantilever, and it was designed for a balcony's loads. Keep the added weight modest. This is not the place for a stone counter, a masonry wall and a full library. If you are unsure, ask a structural engineer. Ask before you build, not after.
Money
Where the budget actually goes
The phrase "low budget balcony study" usually means a desk ordered from a marketplace. That is the last item on the list, not the first. Spend in the order below. A modest budget will then last. Spend in reverse order and you get a good photograph and a damp problem.
First comes waterproofing and the floor build-up. It is invisible and unglamorous, and it is the one thing that decides whether the room survives. Second comes glazing: the frame, the sill detail, and the shading on a west or south-west face. Cheap glazing on a west balcony is the most common regret we hear. It fails on two counts at once. It leaks and it cooks. Third comes the electrical work. It is cheap while the walls are open and expensive after. Only then come the furniture, the shelf, the chair and the light. Those are the parts you can upgrade later without touching anything structural.
Put another way: spend on what you cannot change later. Stay relaxed about what you can. That order holds across renovation work, and nowhere more than on a balcony.
How we work
What we do when a client asks for this
Site visit and rule check
We measure the balcony. We note which way it faces and where the drain is. Then we read the sanctioned plan and the association's bye-laws before we propose anything.
Drawing, with sun and water resolved
We draw the layout to the measured sizes. The shading, the floor levels, the drainage and the electrical are set out on paper. They are not decided on site.
3D of the enclosed option
So you can see what you gain and what you give up. That comes before the glazing is ordered. Ar. Pooja Kothari reviews the set before it goes out.
Supervised site work
Waterproofing, glazing, electrical and joinery run in the right sequence. The wet work is signed off before anything dry goes on top of it.
One thing worth saying plainly. We take balcony conversions as part of a wider home interior or renovation, not as a standalone job. The conversion touches the electrical, the flooring and often the room it opens off. It is hard to do well on its own. If your flat is being reworked anyway, this is the easiest time to do it.
Questions
Balcony conversions: common questions
Can I legally enclose my balcony in Bangalore? +
It depends on two documents. Read both before you draw anything. The first is your building's sanctioned plan: open balcony space is not habitable area. The second is your association's bye-laws, which control the facade in most gated communities. Some allow a sliding-glass enclosure to a standard detail, and some allow nothing at all. We design within whatever those two documents allow.
Which direction balcony is best for a study? +
North and east are the easy ones. You get steady, usable daylight without the heat, and a desk can face the opening without a screen. South works with a modest overhang or blind. West and south-west are the hard ones in Bangalore. The low afternoon sun arrives through the opening, not over it. A west balcony can still make an excellent study, but the shading has to be designed in, not added later.
How do I stop rain coming in? +
Treat it as a detailing problem, not a product problem. The slab must keep its fall to the drain, so water that gets in leaves again. The threshold at the old door line must stay raised, or be rebuilt as a proper upstand. Glazing needs a drip and a sealed sill, not a bead of silicone. Any openable panel needs a mesh if you will work with it open in the monsoon. Get those right and the glass you choose matters much less.
Can I put an AC in a converted balcony? +
Often yes, but two things decide it. The first is where the outdoor unit can legally and sensibly sit. The second is where the drain line will run. Many associations restrict outdoor units on the facade, and a newly enclosed balcony is just where an unplanned drain line shows. On a north or east balcony, shading plus a fan and a cross-draught is often the better answer. It also costs less to run.
Does a balcony study add value at resale? +
A well-detailed conversion that follows the rules reads as a usable extra room. It is usually an asset. An unauthorised enclosure can do the opposite. It may need to be removed, and it can complicate the paperwork at sale. The enclosed area may also be treated as built-up area rather than balcony. The value comes from doing it within the rules and detailing it well, not from the enclosure itself.

A pattern worth naming. Many of these requests reach us from flats owned by families abroad. The flat is being made ready for a return, or for parents moving in. The balcony office is first on the list. If that is your situation, the remote route is built for it.
