The housing here is defined by height. Premium towers and lakefront apartments line Nagawara, Kempapura and Bellary Road. Independent homes sit in pockets around Sahakar Nagar and toward Jakkur. Most projects here are apartment interiors. We take a handed-over flat and turn it into a home.

A Hebbal flat is bought for the outlook. That means the lake, the skyline, the open sky toward the airport. But the best view is often to the west. A wall of unshaded glass on a high floor is a risk. By four in the afternoon, it turns a beautiful room into a hot one. The design job is to keep the view and lose the heat. We plan the living spaces and glazing to hold the outlook. Then we bring the temperature down. Deep reveals and external shading help, where the facade allows. The right glass and internal layers you can draw complete the job. They matter most when the sun is low. Done well, you sit with the lake in front of you. The room stays comfortable without the air conditioning running all evening. Yes. Premium towers around Hebbal have strict fit-out and society approval processes. They cover what you can change, when work can happen and how common areas are protected. We prepare the drawings and navigate the approvals so the work goes in cleanly.
Can you manage a Hebbal project if I am abroad or investing remotely? +
Yes. Hebbal has a lot of NRI-owned and investor-owned apartments near the airport corridor. We run the project over video. Our studio is in Basavanagudi, in South Bangalore. Hebbal is a run right across the city from there. We plan site visits around that, rather than promising a fixed drive time. We also run routine design reviews over video, so a decision never waits on traffic.
