Homes for open, out-of-town sites.
Yelahanka is one of the oldest settlements around Bangalore, with a walled old town, a BDA-planned New Town and a chain of lakes at Allalasandra and Puttenahalli. Run further north along Bellary Road and you reach Devanahalli, Kempegowda International Airport, the aerospace belt, and the villa townships and farm plots that have grown up around them. This is not city infill. The sites are larger and more open, and the brief is usually a second home, a weekend house or an investment villa rather than a first family home.
- ASecond and weekend homes. With Nandi Hills within reach, this belt suits a getaway house. We design them to be used in bursts: lock-and-leave detailing, low upkeep and a plan that opens to the outdoors.
- BFarm-plot and larger-site homes. On DC-converted and managed plots, we design homes that use the extra land well, with courtyards, verandahs and gardens rather than a suburban box on a big plot.
- CInvestment villas. In the Devanahalli and Yelahanka New Town townships, we design and customise villas that hold their value, whether for self-use, rental or lock-and-leave.

The flight path.
This corridor exists because of the airport, and the airport is loud. Between Kempegowda International Airport and the Yelahanka air base, a home here can sit under a flight path, and the noise is not something you notice at a site visit at noon and forget. It is a design input. We check the plot against the approach and departure routes, orient the bedrooms and the quiet living spaces away from the worst of it, and specify glazing, wall build-ups and a plan that keeps the interior calm. On an open, exposed site the sun and wind matter just as much, so we plan for shade, cross-ventilation and a house that stays comfortable without leaning on air conditioning. Acoustics and climate are designed in from the first sketch here, because retrofitting either onto a finished second home is expensive and rarely as good.

Do you design second homes and weekend homes near the airport? +
Yes. The Yelahanka and Devanahalli corridor toward the airport and Nandi Hills is a natural belt for second and weekend homes. We design them to sit empty safely between visits: lock-and-leave detailing, low upkeep, and climate-passive planning so the house looks after itself when nobody is there.
Can you build on a farm plot or DC-converted land here? +
We design homes on plots that are legally buildable. Agricultural land in this corridor usually needs DC conversion or the correct approvals before a residence can be sanctioned. We design once the land status is right, and we will tell you plainly if the paperwork needs sorting first. Confirm the title and conversion with your lawyer.
How do you handle aircraft and airbase noise? +
It is a real design input this close to Kempegowda International Airport and the Yelahanka air base. We check the plot against the flight paths, orient the quiet rooms away from the noise, and specify glazing, wall build-ups and layout that keep the interior calm. Acoustics are designed in here, not bolted on.
