The first decision

Rental-ready or self-use, and why it changes the drawings.

A second home you rent and a home you retire into are not the same brief. We settle the intent before we design so the money goes where it should, and we keep a path from one to the other.

  • ARental-ready. Neutral, durable finishes, hard-wearing floors and surfaces, lockable owner storage, and services a tenant cannot easily damage. The home earns while you are abroad and needs little from you between tenants.
  • BSelf-use return home. Your finishes, a puja room if you want one, fitted wardrobes, a study or guest suite for visiting children, and the personal detail that makes a house yours the day you land.
  • CBoth, in sequence. We design a home you can rent for a few years, then convert to self-use with minimal rework: neutral shell now, personal fit-out phased to your return. Nothing you build first has to be torn out later.

Should I make my Bangalore second home rental-ready or keep it for self-use? +

It changes the design, so we decide it early. A self-use return home can hold personal storage, a puja room, fixed wardrobes and specified finishes. A rental-ready home wants neutral finishes, robust surfaces, lockable owner storage and services a tenant cannot damage. Many NRIs want both over time, so we design a home that lets you rent for a few years, then convert to self-use with minimal rework.

How do I keep a home safe when it sits empty for months? +

Lock-and-leave design plus a maintenance arrangement. We specify materials that tolerate humidity and dust, ventilation that runs without you opening a window, a compact shut-down for water and power, and secure storage for anything you leave behind. A caretaker or facility team then handles periodic checks. We can hand you a simple close-up and open-up checklist for each visit.

Can a Bangalore home stay comfortable without air conditioning while vacant? +

Bangalore's climate is mild enough that a home designed for cross-ventilation, shaded openings and thermal mass stays comfortable most of the year without mechanical cooling. That same passive logic protects an empty house from heat build-up, damp and mould, so the home is easier to leave and cheaper to run when you are not in it.

Do you design elder-friendly features for a retirement home? +

Yes. Single-level living or a home lift, step-free thresholds, grab-bar backing in bathrooms, non-slip floors, lever handles, good task lighting and a ground-floor bedroom are all planned in from the start rather than retrofitted. We design them to read as a calm, well-detailed home, not as a clinical fit-out.

Can you design the home now if I will move in years later? +

Yes, and it is a good idea. We can design and build the shell and core now, hand it over rental-ready or lock-and-leave, and phase the personal fit-out closer to your return. That spreads spending, keeps the home earning or protected in the interim, and means the finishes reflect your taste at the time you actually move in.

Do you handle the whole build, or only the design? +

Both models exist. We can deliver design and drawings for a contractor you or your family appoint, or we can run the full process: design, tender to vetted contractors, stage-wise site supervision and quality audits, with weekly reports to you abroad. We are architect-led, not a contractor, so our loyalty on site is to your quality, not to a margin on materials.
