Can I really run a home project in Bangalore without flying back? +

Yes. We design over video, share 3D walkthroughs before any spend, and run the build with weekly photo and video reports, a single WhatsApp channel and a written approval log. Many owners visit once or twice at milestones, but the project does not depend on you being in the country. What genuinely needs a physical presence, mainly signatures and some bank steps, can be handled by a family member holding your power of attorney.

What can be done fully remotely, and what needs someone on the ground? +

Remote: design, drawings, 3D reviews, material selection from couriered samples, contractor tendering, weekly supervision reports and stage sign-offs. On the ground: physical signatures on some documents, in-person bank formalities, and registration steps. These are usually covered by a power of attorney given to a trusted relative, so you do not have to fly in for each one.

Do you work with NRIs in the US, UK, EU, Middle East and Australia? +

Yes. We set a fixed weekly call window that overlaps your evening or morning with our working day in India, and keep the written trail moving while you sleep. The reporting format is the same wherever you are, so the distance stops mattering once the rhythm is set.

B  Power of attorney and family

Signatures, without flying in.

Do I need a power of attorney to build or renovate from abroad? +

For many steps, yes. A registered power of attorney lets a trusted person in India sign documents, deal with authorities and complete bank steps on your behalf without you flying in for each one. A POA can be specific to defined tasks rather than general. The exact scope, wording and whether it must be attested or apostilled abroad depends on your case, so confirm with your CA or lawyer before you execute one.

Who should hold my power of attorney? +

Usually a parent, sibling or close relative you trust, based in or near Bangalore, who can reach the site and offices when needed. You can keep the POA narrow, limited to the specific approvals and transactions for this project, rather than giving broad authority. Your lawyer can draft it to that scope. Confirm the wording and limits with your CA or lawyer.

Can my parents or a sibling be involved without managing the whole project? +

Yes, and that is the point of our process. Family can hold your POA for signatures, receive the same weekly reports and join calls, while we carry the design and site oversight. No relative has to become an unpaid project manager or grade the contractor's work. You decide how much your family sees and signs.

C  Land, title and khata

Before you buy the site.

What is the difference between A khata and B khata? +

A khata records a property in the main municipal register as compliant with regulations, which generally allows building plan sanction, trade licences and home loans. A B khata is an entry in a separate register for properties that do not yet meet all requirements; it typically makes sanction and financing harder, though conversion to A khata is often possible after regularising the property. The status materially affects what you can build and borrow, so verify the khata and its implications with your CA or lawyer before purchase or construction.

Can an NRI buy agricultural land in Karnataka? +

Generally no. Under India's foreign exchange rules, NRIs and OCIs cannot buy agricultural land, plantation property or farmhouses without specific approval from the Reserve Bank of India, though they can freely buy residential and commercial property. Karnataka has its own land laws on top of this. If a plot is classified as agricultural, do not assume you can build a home on it. Confirm the land classification and your eligibility with your CA or lawyer before you commit.

What about farmhouse or farm plots on the airport corridor? +

Marketing a plot as a farm plot or managed farmland does not change its legal classification. If the land is agricultural, the restrictions on NRI purchase and on residential construction still apply, and a change of land use or conversion may be required before anything can be built legally. Treat airport-corridor farm plot offers with care and get the classification, conversion status and building eligibility checked by your CA or lawyer first.

What title and property checks should I do before I buy a site? +

At minimum, a title search over past ownership, the encumbrance certificate, the khata and tax-paid receipts, the approved layout and land use, and confirmation there are no disputes or bank charges on the property. For NRIs buying remotely this due diligence matters even more because you are relying on documents rather than a site visit. Have a property lawyer run the verification and confirm the findings with your CA or lawyer before any payment.

Plan sanction and permissions.

What is BBMP plan sanction and do I need it? +

Plan sanction is the municipal approval of your building drawings against zoning, setback, height and floor-area rules before construction. New homes and major additions on sites in the BBMP jurisdiction generally require it, and building without it risks penalties or demolition. The exact requirements and setbacks depend on the plot, zone and current bylaws, so we prepare the drawings to comply and you confirm the specifics with your CA or lawyer.

Can you handle the plan sanction and approvals for me? +

We prepare the drawings to the applicable bylaws and coordinate the submission with a licensed local professional and your POA holder, so you are not chasing offices from abroad. Statutory approvals are ultimately issued by the authority, not by us, and rules change, so we keep you informed and you confirm the final position with your CA or lawyer.

Do I need approvals to renovate an existing home? +

Interior renovation that does not touch the structure, footprint or external envelope usually needs no fresh plan sanction, though societies and apartment associations often have their own approval and work-hour rules. Structural changes, extensions or added floors typically do need approval. We flag which category your renovation falls into during design, and you confirm the requirement with your CA or lawyer.

E  Money and tax

Paying from abroad.

Is there GST on architecture and interior design services? +

Professional architecture and interior design services in India currently attract GST, and a registered Indian service provider adds it to fees. Materials and contractor works are taxed under their own rates. Because you are paying from abroad, the treatment of your invoices and any input credits is worth checking case by case. We keep fees and taxes itemised and transparent, and you confirm the applicable GST position with your CA or lawyer.

How do I pay for the project from abroad? +

Most NRIs fund construction and interiors in Indian rupees from an NRE or NRO account, transferring in as stages fall due rather than parking a large sum up front. Design fees, contractor payments and material purchases are then made in India against invoices. The right account to use and the documentation to retain depend on your situation, so confirm the banking and remittance route with your CA or lawyer.

How are contractor payments structured? +

We tie contractor payments to completed, quality-checked stages rather than large advances. Each stage is signed off against photo evidence and our site check before the next release, so money follows verified progress and a slow contractor cannot get ahead of the cash. Because we are architect-led and not the contractor, the person checking the work does not profit from passing it. Confirm the payment mechanics and any escrow arrangement with your CA or lawyer.

Can I repatriate money if I sell the home later? +

India's foreign exchange rules allow repatriation of sale proceeds of residential property subject to conditions and limits, including how the property was originally funded and applicable annual caps. The detail matters and changes over time, so keep clean records of your remittances and purchase funding from the start, and confirm the repatriation route and limits with your CA or lawyer well before you sell.

How long it takes.

How long does it take to design and build an independent house? +

As a broad frame, design and drawings run a few months, approvals add their own time depending on the authority, and construction of an independent house typically runs many months into a year-plus depending on size, finishes and site conditions. Renovations are shorter. We give you a stage-wise schedule for your specific project on the brief call rather than a generic number.

How long do full-home interiors take? +

Full-home interiors generally run a few months from sign-off to handover, driven mainly by joinery fabrication and any imported or bespoke items. Working remotely does not add much time once the reporting rhythm is set, because approvals happen on the weekly call. We schedule fabrication and site work around your decision points so nothing waits on a missed message.

What slows a project down the most? +

Late decisions and unclear scope, more than distance. When selections drag or the brief keeps shifting, fabrication and site work stall. Our weekly report and approval log exist to keep decisions moving and dated. External approvals and long-lead imported items are the other common causes, which we plan for early so they do not surprise you.

If something goes wrong.

What happens if the contractor fails or disappears midway? +

This is exactly what stage-wise payment and independent oversight are built to contain. Because payments follow verified stages rather than large advances, an exposed owner is not left having paid for work not done. We document the site continuously, so the state of completion is clear and a replacement contractor can pick up from a known point. As the architect on your side, we manage the transition and re-tender the remaining work. Any contractual or recovery action should be confirmed with your CA or lawyer.

How do I know the work is actually good if I am not there? +

Stage-wise site supervision and quality audits, documented in the weekly report, plus the Principal Architect reviewing decisions end to end. You are not relying on the contractor to grade their own work. Issues are photographed and flagged while they are still cheap to fix, and nothing is signed off until it meets the standard we set in the drawings.

Do you only design, or can you run the whole build? +

Both. We can deliver design and drawings for a contractor you or your family appoint, or run the full process: design, tender to vetted contractors, stage-wise supervision and quality audits, with weekly reports to you abroad. We are architect-led, not a contractor, so on site our loyalty is to your quality, not to a margin on materials.
