For NRIs · The operating process

How we manage your Bangalore home project while you live abroad.

The hard part of building or renovating in India from abroad is not the design. It is knowing what is happening on site, keeping decisions straight, and making sure money follows real progress. This page is the operating system we run: fixed call windows, a weekly report you can trust, one channel, a written approval log, and payments tied to stage sign-offs.

The five moving parts

Everything you need to run the project from a phone.

  • IST-overlap call windows

A fixed weekly slot in your evening or morning, screen-shared and recorded.

  • A weekly report in one format

Photos, short videos, drone where useful, and a plain note on what is next.

  • A single WhatsApp channel

One thread for the whole project, not a dozen numbers.

  • A digital approval log

Every finish, layout and cost decision dated and confirmed in writing.

  • Stage-wise sign-offs

Payments follow verified progress, checked by us, not the contractor.

  • Founder-reviewed decisions

The Principal Architect stays on your project end to end.

A week on the project

What actually reaches you, and when.

01

Site week

Work proceeds against the agreed stage. We supervise at the checkpoints that matter and document as we go.

02

Weekly report

You receive a dated set of photos and short videos, plus a note on progress, what is next, and any decision we need from you.

03

Call and decisions

On the weekly call we walk the report, answer questions, and take your approvals. Every decision is logged with a date.

04

Stage sign-off

When a stage is complete and quality-checked, you sign it off and the next contractor payment is released against it.

Time zones

A call window that fits your life, not ours.

India is five and a half to fourteen and a half hours ahead of most of the diaspora. We build the call schedule around your day, and keep the written trail running while you sleep.

  • USAmericas. Your evening meets our next morning. West Coast tends to work best in your late evening; East Coast in your early evening. We hold the slot weekly so it is never a scramble.
  • UKUK, EU and Middle East. Your late afternoon or early evening lands squarely inside our working day, which makes same-day answers easy.
  • AUAustralia and Singapore. Your morning overlaps our morning, so a start-of-day call keeps you a full day ahead of site decisions.

Why this holds up

Separation of judgement, on your side of the table.

What we do

  • Design the home and hold the intent through every site decision.
  • Tender to vetted contractors and supervise the work stage by stage.
  • Check quality against evidence before a stage is signed off or paid.
  • Keep one written record of every decision and approval.

Why it protects you

  • We are architect-led, not the contractor, so the person grading the work does not profit from passing it.
  • Money follows verified stages, not promises, so a slow or failing contractor cannot run ahead of the cash.
  • No relative has to become an unpaid project manager for two years.

Questions

How the day to day runs.

How do calls work across time zones? +

We set a fixed weekly call window that overlaps your evening or morning with our working day in India. For most of the US, that is your evening; for the UK, EU and Middle East, your late afternoon; for Australia and Singapore, your morning. Calls are screen-shared and recorded so anyone in your family who missed it can catch up. Between calls we use a single WhatsApp channel, not a scatter of numbers.

What is in the weekly report? +

A dated set of site photos, short walkthrough videos, and where useful a drone or wide-angle shot, plus a short written note on what moved, what is next, and any decision we need from you. It is a consistent format each week so you can see progress at a glance and scroll back through the whole history of the project.

How are decisions and approvals recorded? +

Every material, finish, layout change and cost decision goes into a digital approval log with a date and your confirmation. Nothing is bought or built on a verbal maybe. When you approve a selection on a call or on WhatsApp, we log it, so months later there is a clear written trail of what was agreed and when.

How do stage sign-offs and payments line up? +

Work is broken into stages, and each stage is signed off against photo evidence and a quality check before the next release. Contractor payments are tied to those stage sign-offs rather than paid up front, so money follows verified progress. We are architect-led, not the contractor, so the person checking the work does not profit from waving it through. Confirm the payment mechanics with your CA or lawyer.

Who watches the site day to day when I cannot? +

We do. Stage-wise site supervision and quality audits are part of the full-service model: we visit at the checkpoints that matter, photograph and document, and flag issues while they are still cheap to fix. You are not relying on the contractor to grade their own homework, and you are not asking a relative to become an unpaid project manager.

Can my family in India be involved without running the project? +

Yes, and that is the usual setup. Family can hold a power of attorney for signatures, receive the same reports, and join calls, while we carry the design and site oversight so no relative is stuck managing a build. You decide how much your family sees and signs; the reporting keeps everyone on the same page.
